A Houston-based real estate development firm will build a 298,000-square-foot industrial facility in Chino.
Schaefer Logistics Center will be built on 13.2 acres at 13610 Yorba Ave., with construction expected to start in the fourth quarter of this year and be completed by the end of 2025, according Lovett Industrial.
The speculative project will require some infrastructure changes, including road widening on Yorba and Schaefer avenues, new traffic signals, bike lane, sidewalks, and some public utility upgrades.
Cost of the project, and possible lease rates, were not disclosed.
The site is one of the last developable industrial parcels on the west end of the Inland Empire, according to the developer.
“The location checks every box a major distributor would have in terms of access, infrastructure, proximity to the port, and availability of labor,” said Tyler Banton, California market leader with Lovett Industrial, in a statement.
Colliers will be in charge of marketing and leasing, according to the statement.
