Perris site to be “spec” industrial project

A 9.5-acre site in Perris has been sold to a logistics company that plans to build a warehouse-distribution facility there.

Dedeaux Properties in Commerce paid $2.2 million for the property at 5150 Walnut Ave., according to a statement released by Avison Young Ontario, which negotiated the transaction.

The seller was a private entity whose name was not released.

Dedeaux Properties is described in the release as an active developer of logistics properties throughout Southern California. Its portfolio includes a one-million-square-foot warehouse-distribution operation near Interstate 215 and the 60 Freeway in Riverside that it bought last August.

That facility is occupied by Cardinal Health, which distributes healthcare products.

The Perris project, which will cover about 205,000 square feet and have room for 42 trailers, will be developed without signed tenants. The property is being entitled, a process expected to be completed by the end of the year.

Avison Young is slated to market the project once it’s completed, according to the statement.
