7-Eleven store sold before it opens

A soon-to-open 7-Eleven and fueling station in Yucaipa has been sold for $3.6 million.

The project at 11361 Bryant St. is next to a Stater Bros.- anchored shopping center and is expected to open in December, according to Hanley Investment Group in Corona Del Mar.

Hanley Investment and Lee & Associates represented the seller, Evergreen Devco, a retail, multifamily and industrial real estate development firm that does business in four states.

The buyer was a private investor from San Luis Obispo County.

The new 7‑Eleven is at Bryant Street and Oak Glen Road, an intersection that accommodates more than 27,000 vehicles on a typical day. The 4,088‑square‑foot convenience store sits on 1.47 acres.

“This 7‑Eleven benefits from a prime location adjacent to one of the top‑performing Stater Bros. stores, and a strong residential base in Yucaipa,” said Bill Asher, executive vice president with Hanley investment, in the statement “The combination of daily needs retail, affluent demographics, and seasonal attractions in nearby Oak Glen creates a reliable and diverse customer draw.”
