U.S industrial market has solid second quarter

The U.S. industrial market grew stronger during the second quarter, with a solid mix of demand and supply, according to Cushman & Wakefield.

Net absorption totaled 62.1 million square feet, the second time in the last three quarters that demand for industrial space topped 60 million square feet, the global commercial real estate firm reported.

Leasing remained strong, reaching 193.4 million square feet, the strongest leasing quarter in four years. Vacancy declined to 6.9 percent during the second quarter, as new deliveries remained low, and developers completed 62 million square feet of space during the second quarter,

One hundred and thirteen point six million square feet of industrial space was absorbed during the first six months of 2026.

“After several quarters of market recalibration, the U.S. industrial sector is entering a new phase characterized by healthier fundamentals and more balanced growth,” said Jason Tolliver, president of logistics and Industrial Americas at Cushman & Wakefield, in the statement. “Occupier demand continues to build while development has become much more disciplined than it was during the peak construction cycle. That combination is beginning to tighten market conditions once again.”
