Car wash sites sell for $8.6 million

Two Quick Quack Car Wash properties in Riverside County have been sold.

The site at 39480 Murrieta Hot Springs Road in Murrieta sold for $4.5 million, while the property at 3605 Van Buren Blvd. sold for $4.1 million, according to RealSource Group, a national commercial real estate brokerage company.

Both properties cover 3,600 square feet each, both are at or near a busy intersection, and both are close to major retailers, including Trader Joe’s, Home2Suites by Hilton, In‑N‑Out Burger, Jersey Mike’s Subs and Starbucks.

RealSource represented the sellers, each of which declined to be identified. Both properties have a 20-year lease attached to them, which made the transactions difficult to negotiate.

“Both properties generated significant interest, but the ground‑lease structure required careful buyer education,” said Austin Blodgett, RealSource’s senior vice president of investment sales, in a statement. “In both cases, we secured local buyers with strong Inland Empire strategies and closed well before the locations opened for business.”
