Chino industrial portfolio sold

A cluster of three industrial buildings in Chino, all fully occupied, have been sold.

Clarion Partners Real Estate Income Fund Inc., a real estate investment management company in New York, bought all three structures recently for an undisclosed sum, according to a statement released today.

The dealer’s name and the purchase price were not disclosed. The transaction was marketed by JLL Capita Partners, a middle-market private equity firm also based in New York.

The buildings are:

  • 14350 Cherokee Place, leased to Arctic Cooling Systems, LLC, a commercial heating, ventilation and refrigeration services company;
  • 4625 Vinita Court, leased to Option Motor Cars, Inc. an automobile parts supplier;
  • 4675 Vinita Court, leased to Precision Die Cutting, LLC, a medical equipment manufacturer.

Built in the late 1990s, all three buildings cover 5.7 acres. The site is within 10 miles of Interstate 10 and the 71 and 60 freeways, according to the statement.
