Former car washes up for sale or lease

Progressive Real Estate Partners in Rancho Cucamonga is marketing three non-operating car washes in the Inland Empire, including two in the High Desert.

The owner, whose name was not released, is an investor who leased the properties to a private party, according to a statement posted today on Progressive’s website.

The locations are:

*  Apple Valley Auto Spa, built-in 2008, at 10570 Bear Valley Road;

*  Bear Valley Car Wash, built-in 2008, at 16575 Bear Valley Road in Hesperia;

*  Happy Boy Car Wash, built-in 1980, at 1250 E. Highland Ave., San Bernardino.

Progressive is also marketing the former Pomona Express Car Wash, built-in 2012, at 506 W. Orange Grove Ave., Pomona.

All four properties are available for sale or lease.

“The demand from car wash operators to build new car washes in Southern California has been very high,” said Brad Umanksy, president of Progressive Real Estate, in the statement. “This is an excellent opportunity to purchase a portfolio of existing properties without the construction and entitlement risk typically associated with ground-up construction.”

The owner hopes to turn over the portfolio to one operator, Umanksy said.
