Hearing on Riverside Project Delayed

A hearing before the Riverside Planning Commission regarding a proposed 1.3 million-square-foot industrial project has been postponed.

Hillwood, the Dallas-based real estate developer, and The Magnon Companies in Riverside want to build two warehouse-distribution buildings on land between Sycamore Canyon Wilderness Park and Interstate 215, City Planner Ted White said Wednesday.

One of those buildings would cover slightly more than one million square feet, the other about 352,000 square feet. Both structures would bump up against separate tracts of single-family homes, which has prompted opposition from residents in both communities even though the site is zoned for industrial use, White said.

The planning commission was to have discussed the proposal at its regular meeting Thursday, but the matter is now scheduled to be heard at a special meeting Dec. 22 at the request of both developers.

“We expect a large crowd,” White said. “A lot of people are raising concerns about this project, the usual things you associate with an industrial development: traffic, noise and pollution.”

Both developers hope to start construction next summer. The buildings, which are being built without signed tenants, are expected to take eight months to one year to finish, White said.
