High Desert town eases restrictions on “granny units”

Starting next month, it will be easier to build “granny units” in Apple Valley.

The town council has approved lighter regulations on accessory dwelling units to comply with new state laws, according to a statement on the town’s website.

Those regulations, scheduled to go into effect April 26, will allow those units to be up to 50 percent the size of the primary house, or 30 percent when attached to the primary house.

The new guidelines, which the council adopted last month, also allow larger units on residential parcels one acre or larger. Other regulations require the property owner to live onsite, building permits for accessory dwelling units and possible sewer construction for properties less than one acre.

Finally, a second house may be rented out and have separate utility meters, but it may not be sold separately.

Changes to the regulations regarding affordable dwelling units began being discussed last October, after the council decided some of those regulations regarding large parcels were too severe, according to the statement.
