Industrial properties open in Norco

Nearly 1.1 million square feet of industrial space has opened in Norco.

The first phase of Palomino Ranch Business Park and all of Saddle Ranch South went online recently, according to CapRock Partners, the developer of both projects.

Palomino Ranch Business Park is at 1700-1910 Mountain Ave. west of Interstate 15.

Its first phase consists of eight freestanding buildings that combined cover about 700,000 square feet. One tenant, whose name was not released, has leased 67,400 square feet there.

The buildings range from 100,000 to 155,000 square feet.

When completed the three-phase project will have two dozen buildings that collectively will cover about two million square feet.

Saddle Ranch South is at 3000, 3050, and 3100 Horseless Carriage Drive, about two miles north of Palamino Ranch Business Park. It’s made up of three industrial buildings, designed for manufacturing and distribution, that range from 100,000 square feet to 155,000 square feet.

Saddle Ranch South is 32 percent occupied, according to CapRock.

Founded in 2009 In Newport Beach, CapRock develops and invests in industrial properties in the western United States.
