Tenant sough for fulfillment center

Colliers International and Lee & Associates Commercial Real Estate Services are marketing a fulfillment center in Rialto that could ultimately employ between 200 and 500 people.

The I-210 Logistics Center II, which was completed last year, covers nearly 760,000 square feet and was part of a $2 billion real estate portfolio, said Mark Zorn, senior vice president with Colliers International Ontario.

That portfolio was purchased recently by a real estate fund sponsored by Brookfield Asset Management Inc. in Toronto. The building, at 1686 W. Baseline Road, was the only building not accounted for after that sale was completed.

Brokers are now looking to lease the building to one tenant at 40 to 45 cents per square foot, said Zorn, who is marketing the property along with Michael Chavez, principal with Lee & Associates Ontario.

Given its location – excellent freeway access, close to Ontario International Airport and the ports of Los Angeles and Long Beach – and the strong Inland Empire industrial market, the building probably won’t be on the market for long, Zorn said.
