Inland retail market bounces back

The Inland Empire retail market recorded 6.8 percent space availability during the second quarter, unchanged from the first quarter and a sign the marketing is stabilizing after a period of volatility.

Net absorption was 31,000 square feet, not a large number but a strong reversal compared with the revised 483,000 square feet of negative net absorption recorded during the first quarter of 2025, according to CBRE.

On the negative side, only 77,000 square feet of retail space went on the market during the quarter that ended June 30, down from the revised 93,000 square feet of space that was delivered during the first quarter. 

Average rents were $1.77 per square foot, up five cents from the first quarter. That increase was the result of some land in the Inland region’s better-performing retail centers regain some of their pricing power, according to CBRE.
