State housing market stays strong

August a decent month for state housing market

California’s housing market finished the summer in solid form, posting month-over-month and year-over-year gains in sales and median prices.

Sales of existing single-family homes in August totaled 269,620, up 2.4 percent from July and up 1.4 percent compared with August 2025, according to the California Association of Realtors.

Statewide, the median home price was $901,420, up 1.6 percent from $887,210 month-over-month and up from $900,620 in August 2025, a slight year-over-year increase, the association reported.

Those numbers are annualized, meaning they show the number of homes that would be sold in 2026 if August’s sales pace continued throughout the year, Those numbers are seasonally adjusted.

Year-to-date, home sales were up 1.8 percent.

“Buyers remained engaged in August despite elevated borrowing costs, but the recent rise in mortgage rates and continued economic uncertainty could create some headwinds as we move into the fall,” said Tamara Suminski, association president, in the statement. “At the same time, year-over-year gains show that demand is still there.”

In the Inland Empire, August sales were down 11.3 percent month-over-month and 8.4 percent year-over-year, while the median price of a home – $600,000 – was unchanged from August 2025, the association reported.
