The Inland Empire enjoyed a solid second quarter, with a decline in vacancy and increases in absorption, construction, and space being built.
Vacancy was 7.4 percent, down from 7.8 percent in the first quarter, while leasing rose 15.5 percent during that time, according to CBRE.
The leasing increase was particularly impressive: it was up 12 percent from 13.9 million square feet during the first quarter, and up 41.7 percent compared with the second quarter of 2025, when 10.9. million square feet was leased.
One point two million square feet of industrial space was delivered throughout Riverside and San Bernardino counties during the first quarter of this year, while 3.5 million square feet broke ground.
Asking lease rates in the Inland Empire core – southwest San Bernardino County and northwest Riverside County – averaged $1.08 per square foot during the second quarter, essentially unchanged from the first quarter, according to CBRE.
