Major industrial build-to-suit to break ground

A groundbreaking ceremony is scheduled Wednesday for a 1.8 million-square-foot industrial building in Beaumont.

The planned structure, at 36855 West Fourth St. is being developed by McDonald Property Group in Laguna Beach and USAA Real Estate in San Antonio, according to a statement.

New York-based United Legwear & Apparel Co. will be the sole occupant of the building, which is being built to the company’s specifications at 36855 West Fourth St.

It will be part of the second phase of Crossroads Logistics Center, a master-planned industrial project being developed by McDonald Property and USAA Real Estate at Interstate 10 and the 60 Freeway.

“This phase of Crossroads Logistics Center is another milestone in our long collaboration with McDonald Property Group, [which is] consistent with our strategy of investing in partnership with best-in-class developers,” said Lange Allen, executive managing director for USAA Real Estate, in the statement.

United Legwear plans to use the building, which will be constructed on 85 acres, to accommodate its design, manufacturing, marketing, sales, and distribution operations. The company operates worldwide and specializes in legwear, bodywear, clothing and accessories for men, women and children.

Cost of the project, including lease terms, were not disclosed. Construction is expected to be completed in 18 months.
