A retail parcel in Victorville that is partly occupied by a 23,500-square-foot Sprouts Farmers Market has been sold for $9.3 million.
The rest of the property is a vacant 21,000-square-foot parcel available for rent, according to Hanley Investment Group in Coronal Del Mar, which represented both parties in the transaction.
The seller was a Los Angeles investment firm that wished to remain anonymous. The buyer was California Gold Development Corp., a private commercial real estate investment and development company in Sonora.
The parcel is part of the Village Center, a 350,000‑square‑foot shopping center at Bear Valley and Amargosa roads next to Interstate 15 and near The Mall of Victor Valley.
“This property checks every box,” said Kevin Fryman, executive vice president with Hanley Investment, in a statement. “A top‑performing Sprouts, a lease‑up opportunity, freeway visibility, and a dense trade area that continues to grow,”
Besides Sprouts, Village Center’s tenants includes BioLife Plasma Services, Dollar Tree, Hobby Lobby, PetSmart, La‑Z‑Boy, Mattress Firm, and Crunch Fitness.
