The real estate and mortgage landscape in the IE today

This week on Professionals of the Inland Empire podcast, real estate experts Veronica Foster from Trust Properties and Mike Wallace, a mortgage specialist, share their experiences and insights into the real estate and mortgage landscape within Southern California’s Inland Empire region.

Veronica Foster began her career in real estate approximately ten years ago and joined Trust Properties USA five years ago, where she has been focusing on probate and trust sales. Based in Riverside, her primary goal is to assist families through the complexities of real estate related to probate, which includes navigating renovations and asset management.

Probate sales inherently differ from standard residential sales due to factors like court oversight, which necessitates distinct disclosures and documentation. Additionally, administrators of these estates may not reside locally, which can hinder their ability to effectively manage estate properties.

Mike Wallace holds a degree in business economics with an emphasis in accounting. He initially worked in public accounting for eight years before transitioning into the mortgage and real estate business, a career path suggested by his father-in-law.

Wallace shares the advantages of engaging mortgage brokers over utilizing online lenders and traditional banks. He underscores that brokers typically offer lower rates, more expedited services, and a wider array of loan options for their clients.

The wholesale mortgage brokerage channel offers notable benefits in pricing and service that are often unavailable through typical retail lenders. Wallace stresses the importance of personal interaction in maneuvering the complexities of financing, particularly for individuals purchasing a home for the first time.

Overall, there’s a delicate balance required between market offerings, community necessities, and prevailing economic realities. Collaboration between the real estate and mortgage industries can foster sustainable growth in the region.

The PIE podcast aims to showcase Inland Empire professional talent, foster local economic development, and highlight the Provisors networking community. Catch the full show on YouTube @ProfessionalsofInlandEmpire.
