Murrieta retail site change hands

Two retail pads in Murrieta have been sold for $6.9 million.
One of the parcels at California Oaks Road and Jackson Avenue is occupied by a Quick Quack Car Wash, the other is the future home of a Popeyes Louisiana Kitchen, according to Hanley Investment Group in Corona Del Mar.

Both buyer and seller wished to remain anonymous. Hanley Investment Group represented the seller.

The stand‑alone pads are on a 1.7-acre parcel. Quick Quack Car Wash at 40640 California Oaks Road was built in 2022 and covers 4,126 square feet.

The Popeyes’ site is at 40642 California Oaks Road. A construction start date has not been announced, but the restaurant will occupy nearly 2,000 square feet.

Nearby retailers include Target, Albertsons, Lowe’s, Kohl’s, LA Fitness, Barons Marketplace, Bowlero, Chick‑fil‑A, and Raising Cane’s.

Located near Interstate 15, an estimated 52,000 vehicles pass through the intersection on a typical day. More than 162,000 residents – average household income $140,000 – live within three miles of the site, according to Hanley Investment Group
